Management Services

Function as a communication center for the Association, acting as a liaison between the Association members and the Board of Directors. Calls related to management responsibilities will be answered by the property manager during normal business hours.

Provide digital access to Association documents, financials, minutes, and other information for homeowners.

Respond to all resident concerns either in writing or by phone.

Assist in the administration of the rules and regulations of the Association.

Maintain the records of the Association, including, but not limited to, all legal documents, construction plans, meeting minutes, annual reports, financial reports, contracts and insurance.
Operational Services

Perform regular on-site inspections of the property reviewing all common areas, buildings and landscaping. There is a spring review of the property and follow-up reviews as work progresses. Winter inspections are generally a follow-up on snow removal.

Report to Board any maintenance/repair needed for approval to correct.

Contract for and supervise all required services such as lawn care and snow removal, capital improvement projects, and other such on-going maintenance for the Association to assure satisfactory performance.

Schedule approved repairs and services as directed by the Board.
Accounting Services

Collect all dues, assessments, or other monies due to the Association and deposit such amounts in an account designated by the board of directors.

Process and pay all approved invoices in a timely manner.

Provide monthly statement of income/expenses with comparison to budget, cash disbursement schedule, and balance sheet.

Provide Board with monthly list of uncollected monies.

File all reports as required by local, state, or federal law.

Prepare and present an annual budget.

Prepare long-range capital improvement schedule to assist in the financial planning of the Association.
